Mixed Use Zones

The San Diego Land Use and Housing Committee approved a plan to establish Mixed Use Zones to improve and incentivize the production of more mixed use product. Currently, such projects are subject to a discretionary approval process via a Planned Development Permit. The City decided to pursue the zone modifications as more mixed use projects are proposed for Mission Valley and elsewhere. The proposal would establish 6 new mixed use zones that focus on Residential Mixed Use (RMX) and Employment Mixed Use (EMX). The RMX zones allow for residential development as the primary use; however, the secondary use may be either non-residential or residential. The EMX zones allows for non-residential development as the primary use with opportunities for residential development but also the flexibility of allowing for the secondary use to be non-residential. The full city council will consider the plan in June.
